East of England Surveys is an established regulated firm of the Royal Institution of Chartered Surveyors (RICS), providing a range of professional advice in Land & Property. Established in 2007, we have gained a reputation for providing quality tailored advice for our clients. We are a family run practice that continues a connection with the RICS that extends to over 50 years, and the next generation are already working towards entering the profession.
We focus on residential property in relation to our Survey & Valuation advice, but our Mediation service can cover a much broader range of issues in terms of Alternative Dispute Resolution (ADR). From our 2 office locations in central London and Essex we are able to serve an extensive area, particularly for Mediation where local knowledge is less critical.

- Single Defect Reports
Looks at specific defects in a property that you may already own.

If the property you are buying is fairly new, straightforward and conventional.

If the property you are buying is older, fairly standard and potentially in need of some attention.

If the property you are buying is large, complicated, listed or in need of renovation.
A mortgage valuation is for the benefit of the lender while a survey is for your benefit.

Litigation is a costly, prolonged and uncertain process, not to mention the effect it can have on your life or business. Mediation offers a cost effective, voluntary, and confidential alternative, where you remain in control of the process, whether you are client, contractor, or disgruntled neighbour.
Mediation is a robust and practical process in which the mediators use their professional expertise and experience to assist the parties to develop a realistic understanding of the strength and weakness of their cases. The objective of mediation is for the parties to reach a settlement, or at the very least emerge with a clear understanding of the issues facing them in court or at arbitration, allowing for a narrowing of the issues in dispute.

Party Wall etc Act
You may be affected by the Act if you or your neighbour intend to carry out work which involves:
- Work on an existing wall, ceiling, or floor shared with another property
- Building on or at the boundary with another property
- Excavating near a neighbouring building or structure
The Act relates only to certain specific types of work and is permissive in nature. It is not just another way to object to or try to prevent your neighbour’s works nor is it intended to be applied to everyday minor jobs that do not affect the structural integrity or loading of a party wall, such as:
- fixing plug sockets screwing in wall units or shelving
- adding or replacing electrical wiring or sockets
- replastering your walls.
